Estimator / Project Manager - High-End Residential Construction

They are seeking an experienced Estimator / Project Manager who is proactive, detail-oriented, and passionate about delivering quality construction projects from pre-construction through completion.
Position Overview
Reporting to the Construction Managers, the Estimator / Project Manager is responsible for leading pre-construction activities including estimating, scope development, consultant coordination, permitting, and project planning. The successful candidate will oversee incoming project opportunities, prepare accurate budgets and estimates, coordinate approvals, and ensure a smooth transition into construction.
This role serves as the primary liaison between clients, consultants, trades, and internal project teams while supporting process improvements and operational excellence.
Key Responsibilities
Pre-Construction & Estimating
Attend initial client and project meetings.
Prepare detailed cost estimates, budgets, and scopes of work.
Complete quantity take-offs.
Develop pricing based on current market conditions, subcontractor quotations, and industry expertise.
Coordinate trade tendering and bid solicitation.
Identify project risks, scope gaps, and cost-saving opportunities.
Develop preliminary construction schedules and associated budgets.
Collaborate with Project Managers to determine efficient construction methods and establish final project budgets.
Permitting & Approvals
Coordinate permit applications and municipal approvals.
Manage utility coordination with service providers.
Ensure all required pre-construction documentation is complete before project mobilization.
Client & Consultant Coordination
Lead project kickoff meetings with clients.
Coordinate architects, engineers, consultants, and design professionals.
Manage construction drawings, shop drawings, revisions, and project documentation.
Change Management
Prepare pricing for change orders and scope revisions.
Maintain accurate project documentation related to changes.
Evaluate schedule impacts and associated costs resulting from project modifications.
Client Communication
Provide regular project updates to clients and internal leadership.
Build and maintain positive client relationships throughout the project lifecycle.
Address project challenges proactively and develop practical solutions.
Qualifications
Education
Diploma or degree in Construction Management, Engineering, Architecture, or a related discipline is considered an asset.
Experience
Minimum 6 years of residential construction experience.
Minimum 4 years of Project Management experience.
Minimum 2 years of estimating and preparing project budgets.
Experience with custom homes or complex residential projects is preferred.
Commercial estimating experience is considered an asset.
Skills & Competencies
Strong estimating, budgeting, and cost management skills.
Thorough understanding of construction drawings, specifications, and project documentation.
Knowledge of local building codes, permitting processes, and construction safety regulations.
Proficiency with construction management software such as MS Project, Excel, PlanSwift, Bluebeam, Fieldwire, Slack, or similar platforms.
Excellent communication, negotiation, organizational, and leadership skills.
Ability to manage multiple projects, priorities, and deadlines simultaneously.
Requirements
Valid driver's licence with a clean driving abstract.
Strong verbal and written English communication skills.
