Work Description
The Superintendent is responsible for 1035 Bank St, a high standard quality building by providing superior maintenance, supervision, administration, and client services.
Overview of Major Responsibilities
Key Responsibilities
- Assists the property management team as required to efficiently maintain the property
- To carry out minor electrical repairs (e.g. replacing light bulbs), plumbing repairs and general maintenance (e.g. replacing filters) in common element areas
- Responds to owner/resident requests/complaints in a courteous, friendly, prompt and professional manner while on-site
- Conduct/Monitor daily inspections of the entire building
- o Interior – all hallways, stairwells, maintenance rooms, parking levels, elevators, elevator lobbies, vestibules, amenity room, fitness room, bathrooms, mail room, garage door entrances and drive through, ramps ;o Exterior (weather permitting) – patios and from street curb to building exterior o Pick up litter (interior and exterior) that may have been missed by the cleaning contractor or accumulated after their departureo Record any maintenance/repair requirements and report them immediately to the Property Manager for corrective action. Follow-up with Property Manager on when the issue will be resolved, and track to ensure completion.
- Landscaping (weather permitting)
o Water as required – including potted plants
- Document, schedule (via Property Manager), track start/stop times, and supervise outside trades performing repairs and maintenance in the common element areas of the building
- Supervise all outside contractors (including recording start/stop times) for the purpose of cleaning, maintaining, repairing, etc. property owned by the Corporation; ensuring that the trades carry out the scope of work that is required and that building standards are maintained; document and report any issues to the Property Manager
o Maintain and check operating logso Maintains and/or supervises daily, weekly and monthly building cleanliness requirementso Maintain and/or assists in grounds keeps and exterior repairso On days the cleaning contractor is not working - replacement of garbage bins when full;o Sort garbage on a daily basis in an effort to reduce contamination charges on recyclables;o Weekly transportation of garbage bins to and from garbage pickup zone;o Address daily any maintenance issues and unclog chutes as required;o Weekly cleaning of garbage room by removing/disposing of all debris and power washing of walls/floor and binso Garage dooro Entrance door floor grates
- Ensure that work areas and mechanical rooms are clean and properly maintained
- Ensures that all equipment is functioning properly
- To assist the Corporation in its initiatives to control and reduce common expenses and reduce costs
- Should not attempt to adjust, repair, alter or correct any electrical or mechanical equipment unless he/she has advised the Property Manager of his/her intentions and has been given approval by the Property Manager
- Take necessary safety precautions as required (e.g. if the snow removal contractor has not arrived yet) during inclement weather, by shovelling, sanding and/or salting the building entrances, and post necessary caution signage (approved and provided by Property Manager)
- Spring installation and Fall Removal patio furniture and cushions – power wash cushions (weather permitting) prior to installation in the spring and report to the property manager if professional cleaning is required
- Work with the PM to coordinate (with external help as required) the Fall installation of the winter carpets (elevators, lobby)
- Spring removal of winter carpets and power washing prior to storing them in the building for the summer months

- Continual organization and cleanliness of all storage/maintenance rooms
- Responsibility ends at resident’s door and does not include any activity within a unit except in the case of emergency or imminent damage to another unit is occurring (e.g. water leaking) or as otherwise instructed by the Property Manager.
- Report to the Property Manager any suggestions or oversights that may result in a cost savings or efficiency in operation, or any other general improvements to the building work environment
- A minimum of quarterly - clean and maintain vents/drains located in the garage levels
- Additional tasks as directed by the Property Manager and/or Board of Directors
- Check all common element walls for marks or damage
- Report to Property Management any expired notices
- Ensure building is maintained in good physical condition and appearance
- Check air intake louvers in winter (particularly after a snowstorm) to ensure that they are free of ice and snow buildup
- Clean louvers in parking garage and any mechanical rooms
- Check all fire alarm systems to ensure power is on- report any issues found
- Enforce all rules and regulations pertaining to the premises as approved by the Board of Directors, in a responsible, proper and polite manner
- Take readings and complete logs of inspection of the property and mechanical equipment where required
- Clean out accessible grates in the parking garage and exhaust shafts and make sure drains are kept clear.
Security and Safety
- Promotes and maintains site safety and security
- To be fully aware of all security procedures (post orders) and follow them as required
- During regular working hours, to work with Property Manager to handle any emergencies that may arise and coordinate emergency procedures and responses
- Act upon as required, and maintain a log of all security problems and immediately report them to the Property Manager
- Complete daily/monthly fire alarm testing and participate in the annual fire alarm testing – escort the contracted firm into the individual units. Report to the Property Manager – days of testing with start time/end times and any problems encountered
- To undertake other security and safety measures as defined by the Corporate and the Property Manager
Statement of Qualifications:
Knowledge, Skills and Abilities:
- High School Diploma or Equivalent
- Minimum 2 years building maintenance experience
- Training or Experience in the areas of carpentry, light plumbing work, air conditioning, refurbishing and cleaning, painting and light electrical work is preferred.
- Experience with the use and maintenance of cleaning equipment and power tools
- Knowledge of preventive maintenance techniques
- Knowledge of Fire Plan and Work Place Safety Programs
- Vehicle, valid driver's license and criminal record check required
