The Role
You will be responsible for the full-cycle management of a residential rental portfolio (purpose-built rental buildings only). This is not strata management.
You will oversee operations, financial performance, leasing strategy, tenant relations, maintenance coordination, and client reporting. You will work closely with senior leadership and have direct impact on asset performance.
Key Responsibilities
- Full operational management of assigned residential rental properties
- Budget preparation, variance analysis, and financial oversight
- Rent reviews and revenue optimization
- Oversight of maintenance programs and capital projects
- Tenant relations, conflict resolution, and RTB matters
- Lease negotiation and renewals
- Coordination with building managers and support staff
- Client reporting and strategic advisory input
- Ensuring compliance with the Residential Tenancy Act
Qualifications
- Minimum 5+ years of experience managing purpose-built residential rental properties
- Licensed Property Manager (BC) in good standing
- Strong working knowledge of the Residential Tenancy Act
- Proven financial acumen (budgeting, reporting, cost control)
- Excellent communication and negotiation skills
- Confident handling difficult conversations when required
- Highly organized and detail-oriented
- Entrepreneurial mindset with a bias toward action
