We take a disciplined, hands-on approach to project execution, with an emphasis on strong site coordination, clear communication, cost control, schedule management, and professional stakeholder reporting.We are seeking an experienced Site Superintendent to lead the day-to-day field operations for a 50-unit wood-frame residential development in Thunder Bay, Ontario. This is a project-based role suited for a practical, organized, and accountable construction leader with experience managing multi-residential or comparable ground-up building projects.
Position Summary
The Site Superintendent will be responsible for managing daily site operations from mobilization through construction, inspections, deficiency resolution, and turnover. The successful candidate will coordinate trades, maintain schedule discipline, enforce site safety, oversee quality control, manage daily documentation, and work closely with the Project Manager and ownership group to ensure the project is delivered professionally and efficiently.This role requires someone who can take ownership of the site, anticipate issues before they become costly, and maintain strong relationships with trades, consultants, inspectors, suppliers, and project stakeholders.
Key Responsibilities
Site Leadership
- Lead daily site operations for a 50-unit wood-frame residential construction project.
- Coordinate subtrades, suppliers, site staff, consultants, inspectors, and other project stakeholders.
- Maintain an organized, professional, and safe jobsite.
- Manage site logistics, material deliveries, staging, temporary services, access, hoarding, and winter construction requirements.
- Provide clear direction to trades and ensure work is completed in accordance with the project schedule, drawings, specifications, and quality expectations.
Schedule Management
- Work with the Project Manager to maintain the overall construction schedule.
- Prepare and manage short-term lookahead schedules.
- Coordinate trade sequencing and identify schedule conflicts early.
- Monitor critical path activities and communicate delays, constraints, or required decisions promptly.
- Help develop practical recovery plans where schedule slippage occurs.
Trade Coordination
- Coordinate all major construction activities, including site works, foundations, wood framing, building envelope, mechanical, electrical, plumbing, fire protection, drywall, finishes, deficiencies, and turnover.
- Ensure trades are properly sequenced and have the information, materials, and access required to perform their work.
- Hold trades accountable for manpower, schedule commitments, quality, safety, and site cleanliness.
- Identify scope gaps, coordination issues, and field conflicts before they impact the project.
Quality Control
- Review drawings, specifications, shop drawings, site instructions, and consultant reports.
- Inspect work in progress to ensure compliance with project requirements.
- Coordinate municipal inspections, consultant reviews, testing, deficiency lists, and occupancy-related requirements.
- Maintain a high standard of workmanship across all phases of construction.
- Proactively identify and resolve deficiencies before turnover.
Health & Safety
- Enforce all applicable health and safety requirements, including OHSA and company/site-specific safety policies.
- Conduct regular site safety reviews, toolbox talks, and trade coordination meetings.
- Ensure workers and subtrades maintain proper certifications, PPE, documentation, and safe work practices.
- Address unsafe conditions immediately and document corrective actions.
- Promote a safety-first culture on site.
Documentation & Reporting
- Maintain accurate daily site reports, photographs, manpower logs, weather logs, delivery records, inspection records, and deficiency logs.
- Use Procore, SharePoint, and Autodesk platforms as required for project documentation, drawings, communication, and reporting.
- Track RFIs, site instructions, change-related field impacts, inspections, and outstanding issues.
- Provide regular updates to the Project Manager regarding progress, risks, schedule, quality, safety, and required decisions.
- Support documentation requirements associated with a CMHC-financed project, including organized records, professional reporting, and lender/consultant review support.
Required Qualifications
- Minimum 5–10+ years of construction experience, with experience in a site leadership role.
- Prior experience as a Site Superintendent, Assistant Superintendent, Construction Supervisor, Foreman, or similar field leadership role.
- Experience with wood-frame residential construction is strongly preferred.
- Experience with multi-residential, townhouse, low-rise, mid-rise, ICI, institutional, or comparable ground-up construction projects.
- Strong understanding of construction sequencing, drawings, specifications, site logistics, and trade coordination.
- Working knowledge of foundations, framing, building envelope, MEP rough-ins, finishes, inspections, and occupancy requirements.
- Strong understanding of Ontario construction safety requirements.
- Ability to read and interpret drawings, specifications, shop drawings, and consultant reports.
- Strong organizational, communication, and leadership skills.
- Comfortable using construction technology, including Procore, SharePoint, Autodesk, email, and digital drawings.
- Ability to work in Thunder Bay and manage Northern Ontario construction conditions, including winter construction and regional trade/logistics constraints.
Preferred Qualifications
- Experience managing a multi-residential project from mobilization through occupancy.
- Experience with CMHC-financed, lender-monitored, or formally reported construction projects.
- Experience working in Thunder Bay, Northwestern Ontario, or similar regional markets.
- NCSO, Gold Seal, CM-Lean, or other construction-related certifications.
- Experience coordinating wood-frame apartment construction.
- Ability to mentor assistant superintendents, junior site staff, or trade foremen if additional site support is added.

Compensation
The compensation range for this role is $80,000–$140,000, depending on experience, project fit, location, and level of responsibility.Additional compensation or support may be considered depending on the candidate, including:
