Why This Role Exists
Our Project Managers should be managing projects. Our Superintendents should be leading the field and controlling quality. Our Estimators should be winning work through precision and strategy. Our Finance Team should manage the money. Our lawyers should solve legal problems.
Your job is to make sure as few legal problems ever happen. You'll become the commercial partner to every Project Manager in the business.
Think of yourself as their wingman. The Project Manager flies the mission.
You make sure they have everything they need before takeoff—and you've got their back once they're airborne. You’re the ground support and eye in the sky.
Your Mission
Own the commercial lifecycle of every project. From Contract Award......to Final Payment.
Before We Sign
Following a successful proposal, you'll take ownership of the commercial review process. Working alongside our external construction lawyer and specialist advisors, you'll:
- Review Letters of Intent, Letters of Award and Contracts.
- Review Prime Contracts, Subcontracts and Sub-Subcontracts.
- Identify unacceptable commercial risk.
- Recommend revisions and departures.
- Negotiate contractual terms with Owners, General Contractors and Subcontractors.
- Protect our Commercial Operating Principles.
- Coordinate legal review where required.
- Present final contracts for execution.We're not looking to create conflict. We're looking to create fair agreements that properly allocate risk and give our teams the best opportunity to succeed.Project Kick-OffThis is one of the most important parts of your role. Every project receives a Commercial Briefing.You'll sit with the Project Manager, Superintendent, Foreman and leadership team before work truly begins. You'll explain:
- Commercial opportunities

- Holdback requirements
- Change management
- Delay clauses
- Schedule obligations
- Client obligations
- Documentation expectations
- Warranty requirements
- Insurance requirements

- Commercial leverageWhen the meeting ends, the Project Team should know exactly how to protect the Company's position while delivering an exceptional project.During ConstructionThis is where you earn your keep. You'll become the commercial partner to the Project Team.

- Margin protectionSometimes you'll play offence. Sometimes you'll play defence. Your judgement is knowing which one the project requires.Risk ManagementYour job isn't simply identifying risk. It's reducing it. You'll constantly monitor:
- Contract compliance

- Commercial exposure
- Payment risk

- Problems don't get smaller by waiting. You'll identify them early, build a strategy, and work alongside the

What We're Looking For
We're looking for someone with significant experience in commercial construction who understands both projects and people.
You should have experience negotiating construction contracts and a strong understanding of CCDC contracts, supplementary conditions, claims, notices and commercial risk.
You don't need to be a lawyer.
In fact, we'd rather you weren’t. You do need to understand contracts well enough to know:
- when to negotiate,
- when to compromise,
- when to push back,
- and when to call our legal team.
You're confident without having an ego. Firm without creating conflict. Commercial without sacrificing relationships.
