This full-time permanent role supports the Operations department through the planning, organization, commercial management, administration, and execution of mechanical construction projects. The Project Manager works under the direction of the VP of Operations and the President and is the primary point of accountability for assigned projects. The position works closely with assigned Project Leads, Construction Managers or Superintendents, as applicable, as well as Foremen and other site leadership. The role is primarily office based, with site visits and out-of-town travel required as necessary to support project execution, field leadership, customer requirements, and the resolution of project issues

Role & Responsibilities:
- Provide overall project leadership and act as the primary point of contact and single point of accountability for assigned projects.
- Maintain a complete understanding of project contracts, scope, drawings, specifications, schedules, estimated budgets, and commercial requirements.
- Develop and maintain project execution plans, including procurement, submittals, mobilization, labour, sequencing, testing, commissioning, and closeout requirements.
- Work closely with the assigned Project Lead, Construction Manager or Superintendent, as applicable, and the Foreman to coordinate manpower, sequencing, production, site constraints, upcoming work, schedule requirements, and required decisions.
- Ensure field leadership has clear direction, timely information, appropriate resources, and the support required to execute the work safely and efficiently, while maintaining clear communication and escalation between the project office and site.
- Plan labour requirements, forecast staffing needs, and communicate resource requirements and changes to Operations.
- Own project schedule performance and monitor progress, milestones, delays, critical activities, and recovery requirements.
- Manage project budgets, committed costs, cost-to-complete forecasts, billings, cash flow, and anticipated margin throughout the project lifecycle.
- Identify, document, evaluate, and manage project risks, variances, delays, scope changes, and potential cost impacts.
- Prepare, review, and manage change documentation, pricing, RFIs, submittals, notices, and other project correspondence within assigned authority.
- Maintain effective communication with customers, general contractors, consultants, subcontractors, suppliers, internal departments, and site leadership.
- Coordinate purchasing, materials, fixtures, equipment, tools, and subcontractors required for project execution.
- Track long-lead items, delivery dates, procurement risks, and material availability, and communicate required actions to the appropriate departments.
- Directly complete all project administration and document-control duties, including maintaining RFI, submittal, change, procurement, deficiency, and closeout logs; preparing meeting records and action lists; administering purchase orders; tracking materials and equipment; and assembling O&M manuals, warranties, as-built information, and turnover records. This position is not normally supported by a Project Coordinator and is expected to complete these tasks directly.
- Maintain complete and current project records in Procore and the company ERP/business system, including project status, forecasts, commitments, billings, changes, procurement, and required reporting.
- Conduct project kickoff, progress, risk-review, and closeout meetings as required.
- Complete site visits as required based on project stage, complexity, risk, performance, customer needs, and the level of support required by the assigned Project Lead, Construction Manager or Superintendent, Foreman, and site team.
- Ensure compliance with company policies, contractual requirements, general contractor requirements, applicable permits, and relevant building codes.
- Oversee project safety performance, support site leadership in maintaining compliance, and ensure required safety documentation and corrective actions are completed.
- Implement and maintain project quality-control requirements, including inspections, testing, deficiency management, rework prevention, and turnover readiness.
- Manage delays and disruptions caused by material availability, design changes, access restrictions, other trades, customer decisions, or other external factors.
- Ensure completion of all project closeout requirements, including deficiencies, manuals, warranties, as-built information, training, final billing, and account settlement.
- Provide leadership, coaching, and mentorship to Project Leads, Construction Managers or Superintendents where applicable, Foremen, Lead Hands, and developing project personnel.

Qualifications:
- Strong leadership, supervisory, and decision-making ability, including experience working collaboratively with Project Leads, Construction Managers or Superintendents, Foremen, and other field leadership.
- Demonstrated experience in mechanical construction, project management, or an equivalent construction leadership role.
- Strong knowledge of project planning, scheduling, procurement, labour forecasting, and construction sequencing.
- Knowledge of contract administration, change management, budgeting, cost forecasting, billing, and accounting principles.
- Ability to interpret construction drawings, specifications, contracts, schedules, and project cost information.
- Strong written and verbal communication skills with the ability to work effectively with customers, consultants, general contractors, tradespeople, and internal departments.
- Ability to organize and manage multiple priorities, projects, deadlines, and competing operational requirements.
- Technological aptitude, including proficiency with Microsoft Excel and the ability to work within a complex ERP/business system.
- Bachelor’s degree in construction project management and/or Red Seal Certification in a mechanical trade.
- Project Management Professional (PMP) certification considered an asset.
- Ability to travel to project sites and complete site visits as required.
