Job Overview
We are looking for a Senior Project Manager that has a passion for Building Up’s mission to lead our largest projects (+$2M). This role requires having a deep understanding of your projects, and a strong ability to lead and support the team in executing these projects, on scope, schedule and budget. This person will be goal oriented, is excited by owning targets, and building a strong team culture. This role includes coordination of site crew, subs, other project stakeholders as well as the tracking, maintaining and coordinating of project scopes, schedule, budgets, material ordering, and document control. Building Up’s current workload for each project manager is to have anywhere from 1-4 projects running at once with an annual revenue target of $3M.
Required Experience & Qualifications
- 10+ years experience in the construction industry, at a construction company, architecture / engineering consultant, or similar.
- Undergraduate degree in construction management, architecture, engineering, or similar relevant field and/or equivalent experience.
- 5+ years of Lead Project Management Experience managing large renovation projects
- Ideal candidate has 3+ years managing energy efficiency and retrofit work (building envelopes, insulation, windows, heat pumps)
- Ideal candidate has 5+ years of hands on experience leading home renovation including:( Interior demolition, Framing and structural work, New interior finishes (flooring, doors, millwork, finish carpentry, and finishing Work (Painting, Drywall Finish)
- Strong ability to read and interpret blueprints, schematics, and technical manuals
- Solid understanding of construction project requirements including Ontario Building Code, municipal building department permits and licensing, OSHA, construction contracts and administration.
- Confident using Google Sheets/Excel and project management software (BuilderTrend experience is an asset)
- Excellent leadership, communication, and organizational skills for clients, supervisors and trainees
- Strong customer management skills, including staying on top of weekly updates and an orientation toward customer satisfaction.

Essential Duties and Responsibilities
- Project Execution: Project Execution: $2-3M of Revenue Produced annually delivering projects on budget, scope and schedule. You will have ownership over:
- Weekly workplans - Managing the crew to ensure the project stays on schedule and weekly production targets are met.
- Clear Projects - Ensure projects are built according to approved plans, specifications, shop drawings, and applicable building codes while maintaining high-quality standards.
- Schedule: ensure projects end on time by maintaining up to date schedules in BuilderTrend with clear milestones throughout the project for the crew and all stakeholders.
- Weekly workplans - Build weekly workplans with foreman to help manage the crew and ensure the project stays on schedule and production targets are met.
- Quality & Scope: Provide clear direction, and reviews for the team to ensure project quality and scope expectations are met. Take ownership over Pre delivery inspections.
- Procurement: Manage subcontractor and supplier negotiations and coordinate schedule with site crews. Ensure all necessary materials and tool rentals are ordered and arranged at least three days in advance to prevent delays to the production schedule.
- Project logistics: coordinating permits, inspections, shop drawings, approvals from engineers and architects, finalizing spec lists with clients.
- Change orders: Manage and prepare change orders for clients, and update budget and schedule in BuilderTrendto accommodate.
- Project Meetings: Facilitate Project Meetings (often in person on site) with multiple Stakeholders, anticipating Stakeholder needs, and proactively identifying solutions to support ongoing projects.
- Closeout: Coordinate and lead all project closeout activities, including walkthrough, deficiencies, final punch list, warranty documents, and instruction manuals.
- Lead Project Teams: Work closely with the team to identify and manage opportunities and risks to achieve the best possible results for scope, quality, schedule and financial targets. Support and maintain healthy, happy work environments and corporate culture.
- Organized Site: Maintaining clean, organized and professional presentation of work sites.
- Project Quoting
- Lead the project from the start, put together initial and detailed quotes for clients.
- Customer Service: Ensure all customers have an exceptional experience
- Ensure repeat business and referrals by leading clients through an exceptional experience with regular communication, and thorough weekly project updates.
- Send weekly updates on projects to all stakeholders and communicate as necessary to understand questions they may have. Ensure they have approved all project scheduling, scopes, Change Orders, quotes, specifications of materials, and drawings.
- Ensure all employees and subcontractors are communicating with clients in a professional and appropriate manner.
- Ownership of Project Financial Tracking: Ensure we have a clear and accurate understanding of where the project is relative to the budget.
